Guernsey Self Build 1 – Groundworks

Guernsey is an ideal location to build a home. The second largest of the Channel Islands, Guernsey benefits from miles of scenic coastline, a mild climate and a strong sense of community.

 

Scandia-Hus were delighted to be involved in this self build project on the island, supplying our high-quality timber frame from our Sussex factory as well as providing a full turnkey project management service through our knowledgeable team.

The first stage of the construction process was to clear the site; the existing dilapidated bungalow and outbuildings were carefully demolished with all local Guernsey stone being kept to one side ready to be repurposed later, following this the topsoil was removed and trenches were dug in preparation for the foundations.

 

The soil conditions along with the design of the building determine the type, depth and width of foundations required.

Self Build Groundworks

The design and construction of foundations are crucial elements in any building project, often representing a significant portion of the overall budget. Fortunately, for the majority of our projects, cost-effective trench-fill foundations are typically the ideal solution, offering both time and cost savings.

Foundations Blockwork

This method involves digging trenches for both the outer and load-bearing walls, which are then filled with concrete. Where necessary, steel reinforcement is added to ensure structural integrity. Once the concrete has set, trench blocks are laid to a specified height in preparation for the subfloor. This stage is particularly critical, as precision is key to ensuring a level and square platform for the next phase of construction.

Guernsey Build

Following this, the beam and block floor system is installed. Precast concrete beams span the distance between the supporting walls, with blocks placed across the gaps to create a solid and stable foundation for the building. The offsite nature and swift assembly of a beam and block floor make it an efficient flooring system.

 

With the foundations complete, the self build home was ready for delivery of the timber frame kit from our factory.
